The Process

Getting Started

For buyers, the home inspection process should be on your radar before you decide to make an offer. Make sure the contract has a clause that allows you to alter the agreement based on the results of the inspection.

You can contact us directly or have your real estate agent do it. We make scheduling your inspection easy with online scheduling, or call or email us to get on the calendar. Once it’s scheduled, we handle everything and communicate with you every step of the way. We send an agreement for you to sign digitally, a convenient link to pay online, and a reminder email.

The Inspection

The inspection itself takes 2 to 4 hours. You are welcome to join us; clients have also chosen to get a short tour/summary at the end instead. We thoroughly inspect the home using non-invasive investigation and non-destructive testing. We get up on the roof whenever possible, and use a drone to get to the really hard-to-reach places.

What We Check

Home inspectors look at the home from top to bottom, inside and out. Following is a standard but non-exhaustive list of areas that are inspected:

  • Attic areas & roof framing
  • Building interior & exterior
  • Central cooling and heating systems
  • Electrical systems
  • Fireplaces and chimneys
  • Foundations, basements, and under-floor areas
  • Plumbing systems
  • Roof Coverings

Additional Services

We also offer additional services like certified testing for mold and radon. These tests can be added to an inspection or done as stand-alone services.

The Report

Once the inspection is complete, you can expect to get your report within 24‑48 hours, usually via email. You’ll get a report that you can view on any device and print if you want, complete with detailed information and color photographs, with straight-forward language in an easy-to-read format. Besides documenting and detailing what we found, we’ll inform you of needed repairs and long-term maintenance recommendations. View a sample report here.
